When to use the N6
You can serve an N6 notice when:
- Illegal activity has occurred in the unit or building (drugs, theft, assault, etc.)
- The tenant is operating an illegal business in the unit
- The tenant has committed an illegal act involving the production, trafficking, or possession of illegal drugs
Important: The N6 cannot be voided by the tenant. Once served, you can proceed to file with the LTB after the notice period.
Types of N6 notices
10-Day Notice (Serious illegal acts)
Use this shorter notice period for:
- Production of illegal drugs
- Trafficking of illegal drugs
- Possession of illegal drugs for the purpose of trafficking
20-Day Notice (Other illegal acts)
Use this longer notice period for:
- Other illegal activity in the unit
- Operating an illegal business
- Other acts that impair safety
How the N6 works
1. Serve the notice

3. File L2 Application
