Ontario Rent Increase Rules
Annual Rent Increase Guideline

Important: The guideline only applies to most rental units occupied before November 15, 2018. Units first occupied after this date are exempt from rent control.
Requirements for Rent Increases

Above-Guideline Increases
To increase rent above the guideline, you must apply to the LTB for approval. This may be granted for:
- Capital expenditures
- Extraordinary increase in operating costs
- Security services
About Lease Renewals in Ontario
In Ontario, residential tenancies automatically continue on a month-to-month basis after the initial lease term ends. There’s no requirement to sign a new lease.
Key points:
- Tenant doesn’t have to sign a new lease
- All terms of the original lease continue
- Either party can give proper notice to end the tenancy
- You can offer a new fixed-term lease, but tenant can decline
