Ontario Entry Rules

Under the Residential Tenancies Act, landlords must follow specific rules for entering a tenant’s unit.

What Must the Notice Include?

  • The reason for entry
  • The date of entry
  • The time (between 8am and 8pm)
  • Must be given at least 24 hours in advance

Emergency Entry

You can enter without notice in emergencies, such as:

  • Fire or flood
  • Gas leak
  • Serious safety hazard
  • To protect tenant’s property from damage

Document the emergency and notify the tenant as soon as possible after entry.


What If Tenant Refuses Entry?

If a tenant refuses lawful entry:

  1. Document your notices and attempts
  2. Contact the LTB for guidance
  3. You may file an application if entry is being unreasonably denied
  4. Never force entry except in genuine emergencies
