What the LTB Does

The Landlord and Tenant Board (LTB) is the tribunal that handles disputes between landlords and tenants in Ontario. If you need to:

  • Evict a tenant for non-payment of rent
  • Deal with tenant damage or disturbances
  • Move into your own property
  • Collect rent arrears
  • Resolve lease disputes

Quick Start: Most Common Situations

Tenant Not Paying Rent

N4 Notice then L1 Application

  1. Serve N4 notice (14 days to pay)
  2. If not paid, file L1 with LTB (~$201)
  3. Wait for hearing (4-8 weeks)
  4. Get order, then enforcement if needed

Tenant Causing Problems

N5 Notice then L2 Application

  1. Serve first N5 (20 days to fix)
  2. If continues, serve second N5 (14 days)
  3. File L2 with LTB
  4. Hearing and decision

Want to Move In Yourself

N12 Notice then L2 Application

  1. Serve N12 (60 days minimum)
  2. Pay one month’s compensation
  3. File L2 if tenant doesn’t leave
  4. Must actually move in for 12 months
