Brampton’s Residential Rental Licensing pilot program is expanding. If you own rental property in Brampton, this affects you.
What’s Happening
The pilot program—which started in January 2024 for Wards 1, 3, 4, 5, and 7—is being extended to 2028 and expanded to include Wards 2 and 8.
Current stats (as of July 2025):
- 3,641 licenses issued
- Estimated 16,000 rental units still unlicensed
- 1,900 investigations conducted
- $301,800 in fines issued
- 400+ penalty notices served
Who Needs a License
Properties in affected wards with 4 or fewer rental units need a Residential Rental License.
Currently covered: Wards 1, 3, 4, 5, 7 Expanding to: Wards 2, 8 (date TBD)
What’s Coming
The city is planning several changes:
- Mandatory landlord training — New certification requirement for rental operators
- New license classifications — Different categories for different rental types
- Streamlined applications — Simplified process
Exact implementation dates haven’t been announced yet.
The Fees (For Now)
Good news: Brampton is waiving licensing fees for the rest of 2025 to encourage compliance. Landlords who get licensed also receive a free smoke detector.
Don’t wait until fees kick back in—get compliant while it’s free.
The Penalties
Brampton isn’t playing around. Operating without a license can result in:
- Fines
- Penalty notices
- Investigations
With nearly $302,000 in fines already issued, enforcement is clearly active.
